The property was acquired post-auction in October 2020. It is a 4-storey, end-of-terrace period property, but was in a very dilapidated state. It had been vacated due to falling below Housing Standard requirements, in October 2019.
It was acquired with a bridging loan, due to his condition – having been squatted many times, with the mains water pipe being vandalised and flooding the basement and Police attendance.
We applied for Planning Permission to split into 3 units and went to work clearing the site so that we can get the architect in, which was during November 2019.
Our main contractors commenced works in March 2021 and then took the property apart. We developed it into 3 luxury apartments, using development finance.
